I have a private site for friends and family.

I'd like to create a node that is only displayed to anonymous users and hidden otherwise.
In other words, when a user goes to the site he should only see that text and a login box.

From what I've found in the searches, this seems to be something of a problem. Am I better off going with the custom theme for guests and hard-coding it in?

Try the Front Page module. It sounds like it does exactly what you want.
