Our current Condo Association/Home Owner Association website is horrible. We're going to try to make it more user friendly, and the decision is using a CMS.
Can anyone provide examples of Drupal sites out there that may function for this type of group? Can you provide the recommended modules for my feature list?
Roughly, here is a subset of features we're looking at:
Features:
1) Message Board
2) Newsletters
3) Classified Ads
4) News/Blog
5) Document Repository for Management (not tenants) for Meeting Minutes, Budgets, Etc...
6) Tenant/Resident Directory (Public Opt In, Available privately to Admins)
7) Local Business Advertising/Coupons
8) Polls/Voting
9) Event Calendar and Registration
10) Dog Registration
11) Mass Mailings
Also, if we wanted to create our own extensions (package delivery messages, maintenance requests) in php, how difficult would that be?
Thanks much in advance!

I don't see any features listed that drupal couldn't handle easily.
For examples of drupal sites see:

I have thought of this myself.
One possible problem: most commercial offerings of this sort have some way to tie-in with backoffice software such as QuickBooks, or Yardi.
