vacation rental site

Looking to develop a vacation rental site, openresort looked good but is lacking and missing active developement

am not sure about the list of modules needed, as I am not sure what exists out there
but I can describe the list of capabilities for the website

it is a vacationrental website

*from a rentaluser perspective*
search on availability, country, city, number of guests, price range, type of property should be possible, returning a list with properties with a thumbnail photo and a clear list of its features and amenities

possibility to ask questions to owner

a direct booking possibility through deposit payment with at least payment possible through paypal, when a booking is made and paid the availability calendar needs to update automatically

*from a rentalowner perspective*
create a user account, add a property, with all possible details and photos, pricing module with high/low seasons and events and manage an availability calendar, see the booking that have been realized and enquiries that were made, preferably all communications are through the website, with just notification emails send out to alert

*from an admin perspective*
set internal management code for each property
set templates for add property, mandatory fields, amenities number of photos etcetrea
set templates for high/low seasons and events per country and city
set templates for useraccounts

ability to answer all outstanding queries for all properties, without logging in as rental owner
ability to administer changes to all properties, without logging in as rental owner

so in short programmer should be a strong drupal developer with some additional theming capabilities
