If you're making a website with PHP, MYSQL etc... Whats the most important from technical look, e.g. performance, functionality, clean code, etc.

I know all of it is important, but if you're making custom hard-coded site, you'll be looking forward to what (the above bolded)?

Whatever you produce needs to be well documented. You cannot have enough detailed documentation. If you return to a piece of code after 6 months you won't remember details. If you've ever picked up a project developed by someone else you know the importance of documentation.
