Best practices for brainstorming session with client? (content, functionality, structure, etc.)

How do you proceed when you have to survey what content, functionality, and site structure your clients wants to or needs to have? Is there any best practice you can provide, e.g. do you just ask your client to provide you a specification, do you sit together and have an open discussion, do you use specific brainstorming or workshop techniques, etc.?
